Although retailers, the tenants of shopping centres, are increasingly expanding and globalizing, for the time being the retail market remains a local matter. In the various markets in which Corio operates there are substantial differences in rent legislation, which has implications for the rent increases on an annual basis. All lease contracts are indexed annually, in most countries in line with the national consumer price index but in France in line with ILC (combination of cpi and the cost of construction index and in Turkey in line with a percentage agreed in advance for the complete lease-term. The terms of the lease contracts differ from country to country as well as the possibility to switch to the market rent on expiry of the lease.
Our leasing managers know the local markets very well and stay on top of new developments to:
- have high profile entrepreneurs in our properties;
- monitor the tenant change to ensure the presence of first rank national/international brands able to enhance the properties' value;
- adapt the properties' merchandising-mix to market developments in terms of life-style;
- adjust surfaces according to the potential and wishes of tenants;
- aim for a constant increase in rent;
- create a good relationship with tenants.
